Location:
Detroit, MI
Characteristics
The University Meadows project consisted of the rehabilitation of an existing 53 unit apartment, two-story, 24,183 SF Assisted Living/Apartments, located at 4500 Trumbull in Detroit. Each unit received a complete “face-lift.” New showers, vapor mitigation system, flooring, doors & trim, cabinets & counter tops, lighting, plumbing fixtures, paint and new windows. The common spaces also received much of the same work done to the individual units.
University Meadows is a multi-unit apartment space for lower-income able-bodied senior citizens. City of Detroit Mayor, Mike Duggan, included this project in his State of the City address emphasizing the importance of affordable housing in Detroit until at least 2065.
Challenges
After being on-site for about two weeks, the Stay Home Stay Safe order went into effect, which stopped all construction activities. No fault of our own, this did put slight delays into the schedule. Social distancing, scheduling what time crews checked in/checked out, temperature scanning daily and performing self assessments.
Braun Construction Group faced challenges in the phases that required moving residents into temporary units. By coordinating with facility management, the team was able to move them back to their original units once they completed the work.
